Why It Is So Hard to Find a Fuquay-Varina Home With Land and No HOA (And One That Just Came Up)

by Rebecca Savitski

No HOA, No City Taxes, and a Wrap-Around Porch: Inside 164 Sherman Pines Drive

Most buyers searching Fuquay-Varina in the $600s are choosing between two things they cannot have at the same time: space and freedom from an HOA. Newer neighborhoods give you the finishes but come with covenants, dues, and a lot line you can nearly reach across. Older properties give you the land but rarely the updates.

164 Sherman Pines Drive is the exception. It is a 2007-built home on .59 fenced acres with no HOA, no city taxes, and room to park an RV or a boat in your own driveway.

Here is what the listing looks like in practice.

The porch is the whole point

The wrap-around front porch is the first thing you see, and it sets the tone for how this house is meant to be used. Around back there is a screened porch with a hot tub, a stone outdoor fireplace, a patio, a fire pit, and a built-in grill.

That is four separate outdoor living areas on one lot. Most homes at this price point have a deck.

Built for hosting, not just for sleeping

Inside, the layout was designed around gathering people:

  • French doors and an entry foyer
  • Wood and tile floors throughout the main level
  • Vaulted and cathedral ceilings with crown molding
  • Built-in bookcases
  • Formal dining room
  • Eat-in kitchen with granite counters

The primary suite is on the main level with its own access to the screened porch, new carpet, a walk-in closet, double vanity, and a separate shower. Upstairs adds a bonus room over the garage and a loft, which gives you flexible space for an office, a gym, or guests without carving up the main floor.

Total: 3 bedrooms, 3 full baths, 1 half bath, 2,802 square feet.

The parts buyers do not think to ask about

This is where the home separates itself from comparable listings.

Two updated Trane heat pumps. Multi-zone, so you are not paying to cool the whole house to keep one room comfortable.

A Generac generator. Whole-home backup, already installed. If you have sat through a Harnett County outage, you know what that is worth.

A new matching storage building with a second level. Built to match the house, not a metal shed dropped in the back corner. Real storage for tools, seasonal items, or a workshop.

Side-entry two-car garage. Concrete drive, garage door opener, and a cleaner front elevation because the garage is not staring at the street.

The tax and HOA math

The property carries a Fuquay-Varina mailing address but sits in Harnett County, which means no city property taxes. There is also no HOA, so there are no dues.

Over a ten-year hold, that combination is real money and real flexibility. It is also the single hardest thing to find in this price range, because you cannot renovate your way into it.

Schools are Northwest Harnett Elementary, Harnett Central Middle, and Harnett Central High.
